Has Anyone Received Allotment Letters For Scheme 2004-2005(3) (Flats) & Is It A Good Investment

Please let me know if anyone has received the allotment letter in mail.The results are announced by Noida Authority Flats scheme 2004-2005(3)for Sector 61, 62,82.

I got one HIG on third floor in Sector 82.

Is it a good investment?

You can judge yourself.....
No of available flats were 25. Application received 18. So.......................

Better if you had applied for MIG or LIG

A new scheme is going on....Try in that...That seems teh good one

if you stay in this flat then its good otherwise you are not going to get bank interest. best of luck. Try to sell as soon as possible.

Can you suggest the negatives of hig flat/sec 82 that it's not going to appreciate even at bank interest level.

i was thinking of buying a flat here, would like to know what the pessimist thinks.

I am not pessimist for sector 82 but please keep in mind that 67,68, 123 will be ready in next six months and these sectors are purely flat sectors. So if you have taken a flat for 33 lacs and getting rent and think that after an year you can sell it for 45 lacs that is not going to happen as condition of these flats are not good.

All door panels are made from steel (filled by concrete). Wooden work is not good. Locks do not work and if you pull them with little force they will come in your hands.

And in last but not least if some tile will get crack, in the whole market you can not find one as they have made on special order (very very poor quality)

I am writing this as I also have MIG flat and spent 170000 so that I can stay but in the end I decided not to live cos of poor condition.

In my house I used plastic paint and with in 6 months, I have found that I need again white wash. These houses are good for rent purpose as I bought in 7.73 (3rd floor) lacs.  So I can match rent economy but today's rates are high and max you can get 6 thousand as rent.

Rent: If you get a tenant by dealer he will charge one-month rent from you. So 11 months left. Now will pay lease rent I think it should be 6000. So 10 months. So effectively you get Approx.60000 rs and sir as it is your property so you need to make sure that it should be in good condition. So spend more.

Choice is your. Will advice buy a MIG flat in Delhi.

Thanks for posting abt Authority flats. Good to hear from real buyers and owners than speculators.

I am actually looking at HIG 82 flat to buy and stay for next 4-5 years as I work in Noida. My budget is 30-35 lakhs and I need a 4 bed (or 3 bed + study). Not finding much more choices in habited sectors in Noida.

I will check out sectors 67,68, 123.
