How is the Express Builder in Indirapuram

Can any one guide me how the product of Express Builder and what is the pricing of actual booking.

A house in new built Block 1 was burgled two days back. Surprisingly, bulder didnot even care to meet the victims. He also sent some Muscle mens so victims cant create fury and spread this news. But thanks to wonderful co-operation between residents, a case was registered and police enquiry is in-progress. This was definately act of labourers with help of security guards.

Where are the claims of having CCTV cameras?? 24x7 security?? Beware people planning to buy here or planning to move in thier apptss soon.

Better check with builder what are they doing to not let this incident happen again?

EXPRESS GARDEN REVISES AREA BEFORE POSSESION (none / 0) (#14)

Hi,
I booked a 3 bedroom flat in Express Garden ,indirapuram in April 2005 and the builder sold it at an area of 1340 sqft .Now they are saying that the final area has been calculated at 1360 sqft. They are asking me to pay the extra cost of 20 sqft before possesion .Is it viable ? Do other builders also  do it. Does the purchaser bears the cost difference if some architectural changes made by the builder during the construction at their choice .

I visited the place today and in my view its the worst place to live. First, the construction is so poor that you cant dare to compare with other builders in NCR. Check the colors of outside walls...red-browny with yellow and green pillar...sucks. How can one go for it??

Also check the space they have left for greenry in first residential block (not in market). There is hardly any space to develop the greenry etc. Where gone the claim to have 79% open space? Are they referring to open space on roads?? :)

Do check the pipes all over the walls, roof etc. No planning was done to accomodate them. Why pipes are coming in balcony? Are they experimenting or are they buliding the residential space for the first time? Seems to be some gotcha here......

I believe this is a common fraud being done by all builders these days. You can check out the blog of one more builder in indirapuram and see for yourself

Since they know customers cannot exactly work out the sq. ft. calculations, these builders are deliberately making some minor modifications and claiming that these have resulted in an increased sq. ft area

Property like all the things in the world is choice adn need based...there are millions living in b'lore..millions in NCR , millions in calcutta and million is bombay...so one cant say that one city is better than the other ,etc..no comparisons can be drawn..believe me..even though people in outskirts of bombay like goregaon which is almost an hour away from main bombay , pay 50-60 lakhs to live in pigeon holes...one cant imagine a 3-4 acre park there..yet they are happy there and will not leave it ....so basically it all depends from person to person...even in NCR there are people who are fans of noida...some love gurgaon...some cant stop talking about greater noida and some feel happiest in indirapuram...all of them are right in their own ways..anyways coming back to your thoughts:
--first of all as someone rightly said that b'lore is purely IT based..whereas NCR region is the most prime region of India..it has all the industries and development
--NCR region attracts the cream from north india which is far more populated than south india..hence due to high demand the region of NCR is expanding from all ends.NCR has best job oppurtunities in North india so attracts millions to come into the city and settle down
--IT industry may be prime in banglore but dont forget its losing its clients....many are opting for regions in Noida , Greater noida , Gurgaon...the most important reason being "lack of infrastructure and no scope for improvement"....
--One must not forget that the most important factor is "TIME" not "DISTANCE"....distances between areas in banglore may be 20-30 kms but due to lack of proper roads and traffic it takes a lot of time..whereas if one has to travel from NCR to delhi...there are expressways on which one can travel at 80-100 kms/hr very easily...noida has toll bridge , greater noida has greater noida expressway and gurgaon will soon have an expressway....
--Banglore about 7-8 years back was an educational hub too..there are private instititues which had a very high percentage of students form north india who got paid seats, etc...as north india had no such facilities...but now that has also reduced and will eventaully fade away as private colleges has have started coming up in greater noida region..almost 100 private institutes will come up in a few years..

Thats why i feel that NCR has much higher demand than banglore and thus prices have increased...yes they are high right now in some areas but people still have a lot of choice...if noida and gurgaon commmands 2500 + per sq ft rates..there are areas like greater noida , indirpauram , etc which have rates 1800-2000 per sq ft..and have same quality and infrastructure...and are developing very well..so the choice is more...

The rates will not increase more..but will stabilise in NCR ..as they have reached the high benchmark...they will stabilise at this rate...

Hi Guys,
        I was in Bangalore for sometime before I moved to NCR.I have a few observations to make and seek your thoughts on the same.

#In my opinion Blr IT and ITES market is much solid compared to NCR
#Most of the people buying apartments in these cities ( NCR cities and Blr) are private organization service class.
# IT and ITES boom in Blr will be a couple of steps ahead of NCR ( I am from ITES industry and am absolutely certain about it). My engineer friends tell me the same about IT industry.
# Blr periphery is about 12 kms from the heart of the city ( except areas like Electronic city which are about 30 kms) Vs 35 kms on an average in NCR (goes up to 60kms for someone traveling from Greater Noida to Gurgoan)
# Property rates pn Bannerghatta Road some time back were between Rs 1800/- to 2100/- for builders like Purvankaras. Purvankara's is No. 2 after Shobha. Mantri which provides better value for money is lower

 Now to the point... What are the fundamentals of NCR real estate market which make the prices begin at Rs 1800 per sq. Ft. and go upto Rs. 3500 per sq. Ft for even the 4th and the 5th rung builders?

'Being in the bus or missing the bus'... The point I am trying to find is the fundamental for this sudden appreciation? Or is it just a bubble?

Hi Ashish

Nice comments..I have stayed at both the places i.e B'lore & Delhi.
I also felt the same but then i found out that the property prices in delhi are not dependent on IT ot ITES where as in B'lore they are.

In such a scenario it is difficult to compare the two places on the basis of IT & ITES investnments coming up.

B'lore has its inherent problems of poor infrastructure. Half of the city has one way roads. If u have been to Koramangala (which is considered to be a good place in B'lore) compare it with Dwarka in N.Delhi

You will yourself understand the difference.

Last week I visited few of the pvt builder project in indirapuram and found that Vaibhav Khand( Infront of amrapali) totally congested. What will happened to this area when all the builders gave the possession.

Want your view before buying.

You must have also noticed that the roads are very wide and encircling most of the housing projects.  There wont be any such congestion on the roads. There are several entry points to Vaibhav Khand from NH 24 too.

 However in case the NH24 is not widened and adequate traffic arrangement s made to Noida (like underpasses etc), then surely there will be a traffic bottleneck on the NH24.

I do not know on what basis you have stated that the construction quality of Express Builders is poor.  I have seen my apartment (Block No II) coming up and find no lack of quality construction.

Let's face it that all the reputed builders are into stiff competition and have to maintain their reputations and hence there is not much difference in terms of quality of construction.  

You may like to see the Express Greens in Sector 44, Noida if you live in Noida to see the superb design and construction by the Group.  You can also see their various projected already completed in Delhi (I havent seen them though) to assess them.

this site was supposed to give information about noida as a city so that the buyers can gain some knowledge...to discuss the failures and to give support to development programs...but these property dealers and agents have ruined this site...most of the comments talk about buying and selling...its really sad...

NoidaScoop is going to loose their viewership this way.No more real-timeessentail Scoops u get to see on them any more, they push all those essential comments to the lower or back sections and keep only those stupid corrupt Property agents comments in the front.

I have booked a 2 bedroom flat in Express Gardens, Indirapuram in Dec 2004.  The reputation of the builder seems to be fairly good as they have projects in several parts of the country, including NCR.

However I feel that their project in Indirapuram is going at an extremely slow pace compared to other reputed builders in the location.  You hardly ever see any frentic construction activity going on.  I just hope they deliver the flats as per the time promised.

The rate being quoted by the Builders is Rs 2250/- per sq ft.  However you should easily be able to bargain to at least 2000/- per sq ft.  I managed to get a free car parking (covered)and power back up - but that was last year when the going rate was 1400/- per sq ft.  You should try and get the best bargain.  There are several good builders in the region.  Why I opted for Express Gardens was its independent location, ie. having wide roads on all four sides, unlike other projects in the location and proximity to "SHIPRA MALL" - which is a highly successful project of the Shipra Group.
