When you go along the Noida- Greater Noida Expressway, what strikes you, is the frenzied construction that is taking place in the newly planned sectors of Noida including 93, 119, 120, 128, 134, 137, 142 and 151. A number of residential as well as commercial projects have been launched in this part of the NCR. The expressway has 40 sectors along its sides, which have been further divided into four zones under the Noida Master Plan 2021. The total length of the expressway is nearly 23 km, out of which 3 km run through Greater Noida and the rest through Noida. The 8-lane expressway connecting Noida and Greater Noida to Agra promises to put properties in these twin real estate hotspots of NCR on a fast track. The areas along the expressway offer great scope for strong and sustained growth with great infrastructure and world class facilities.

Developers are not only coming up with residential projects, but they are also developing Special Economic Zones (SEZs), hotels and commercial complexes. Some high-end projects are going to change the entire residential scenario of the region. A couple of premium residential projects are already receiving great attention from the property seekers. Although most of the residential projects involve high investment, projects for budget buyers are also to be developed in a 3 to 5 km stretch along the expressway with proposed rate of Rs 5000 to Rs 7500 per sq ft. As per realty experts, the already existing properties are experiencing appreciation in last couple of years of around 80 per cent, where the rates went up to Rs 2,900 per sq ft from Rs 1,600 per sq ft. In the affordable segment, while Jaypee Group has several projects in sectors 128, 134 and 151, Unitech has Unihomes in sector 117.

Future in the twin cities
The speed of infrastructure development in Noida and Greater Noida has been accelerated by many degrees and other projects like the DND Flyway and Taj Expressway. According to Ashwini Prakash, Executive Director, Paramount Group, "The value and demand for any property in NCR region largely depends on its connectivity with Delhi. The properties along expressway are in huge demand today. The reasons are its prime location and its connectivity with the national capital with the continuing developmental projects and the plan of an international airport."

Three flyovers are also under construction, and are expected to be ready in a few months. The entire stretch of the expressway will soon be wi-fi enabled. With these huge development plans, the property prospects here are quite bright. That's why the appreciation of the properties situated in and around the expressway and how it has just doubled over last three years. As connectivity concerns have been addressed, residential sectors along the expressway are expected to gain greater visibility. Besides, commercial developments on the stretch will aid more real estate activity.

All things bright and beautiful
Both Noida and Greater Noida developed at a fast pace over the last couple of decades. Till sometime back, they were the second choice after Gurgaon. The situation has however reversed with upcoming high-end sophisticated residential and commercial projects. The infrastructure near the expressway is not only becoming modern, but also adding emphasis on the green and clean ambience. Sunil Sharma, Director of Advant Group, is of the opinion that due to its well connectivity to Delhi and DND Flyway, the corporates turn convincingly to Noida Expressway. In terms of urban infrastructure planning, Noida has been an exemplary town. Aspects like connectivity, power supply and water supply have been the prime focus of development authorities. Noida

authority is planning to set up several sub-stations, including two 220 KV stations, with Rs 500 crore earmarked for the project. For better connectivity, a monorail project on a circuitous route via the expressway has been planned at a cost of Rs 3,300 crore. Another rail link from Tughlaqabad to Greater Noida via the expressway is also envisaged. A sewer network is being laid in advance along the expressway and a `Master Plan-2021' for water and sewer has also been prepared. In the last financial year Noida Authority earned revenue worth of Rs 90 crore from the SEZs. The new IT SEZs also show great promise. The multipurpose SEZs, which are to come up along the expressway over 2,500 acres of land will be divided into industrial, residential, commercial, and recreational sectors. One major factor that makes it an attractive destination for IT firms is land scarcity in Delhi leading to high prices, thus making establishment of large campuses there unviable. Shakti Nath, CMD, Logix Group, says, "With connectivity to Delhi through metro and good road transport, the areas along Noida-Greater Noida Expressway are in demand like never before." The authority also plans to develop an international level sports complex along with other prestigious projects in the area. The budget for the sports complex will

be around Rs 50 crore and will have setups for multipurpose indoor stadium, an exclusive stadium for athletics, football and cricket fields, bowling alley, and many more. There will be another global standard 18-hole golf course that has a proposed budget allocation of Rs 37 crore. The authority finally selected a plot in sector 101 that measures over 180 acres and falls on the Zone 3 of the expressway. With the expressway to Greater Noida offering an uncongested, pollution-free environment with worldclass facilities, Greater Noida now boasts of contemporary, efficient, and comprehensive infrastructure. The Greater Noida Industrial Development Authority (GNIDA) also has a plan to develop an IT park that would exclusively support the infrastructure requirement of the IT industry. The park will be self-sufficient with all available integrated options like fully developed state-of-the-art office spaces along with needed social infrastructure.

Care, just round the corner
At the Noida end of the expressway, in Sector 93, the existing landmarks are Amity University, Lotus Valley School, Logix Techno-Park, Mayoor International School and ATS Green. As per the plans of Noida Authority, Arogya Dham, a super-specialty, international standard medical city is to come up along the expressway on over 50 acres, which will also have commercial establishments, residential options for the attendants, wider roads, lush green landscape, and parks and open spaces. Omaxe is going to develop the City Center Mall with a proposed budget of Rs 50 crore on the expressway that promises a `Singapore-like' shopping experience and going to be the next happening place in the NCR. According to Rohtas Goel, CMD of Omaxe Ltd, the Noida-Greater Noida Expressway going to experience a `never seen before' developmental activities spanning residential, commercial, as well as institutional sectors in coming 10 years. Developers, property consultants, and anyone associated with the real estate sector can perfectly guess the future of the area around the Noida-Greater Noida Expressway, which is evident with their level of enthusiasm.

Residential projects in the region
A couple of finest residential projects from Unitech - Unitech Cascades in Greater Noida and a golf-themed residential condominium Unitech Grande in Noida - have been developing.
